Clean every square inch of your property and keep it clean until closing. How clean and presentable is your curb? Does it need to have sand, dirt or pebbles swept clean?  Does it need to have leaves, cigarette butts or other debris cleaned up? Wash down the exterior of your house.Do something to spruce up the outside appearance, even just some mulch and a few shrubs. Rented a storage unit and moved close to 75% of your belongings into it to make your house look bigger and uncluttered. Consider the smell of your home. Clean to eliminate odors.  Use a few smell enhancers but do not overkill on candles and cookies because people might think you are trying to cover up something.

it is a buyer's market. That means that more houses are for sale, there are longer stretches on the market, and prices have slowed, plateaued or, in some places, decreased.  Tips on how to be competitive:

  • do research in your particular market, because all local areas are different.  Look at recently sold homes that compare to your home.
  • be proactive, get your home inspected and make repairs.
  • Make your home look its best: If your home is not appealing and in good repair, potential buyers will not even stop, starting with the exterior and yard. More about landscaping: http://realestate.msn.com/Selling/Article2.aspx?cp-documentid=4945899
